Basically AirDNA makes my thesis and I prove it against real time available data on those sites.I am not an expert in Destin but Tampa area is a similar beach market and small condo's struggle as you are competing with hotels to an extent. 

I have seen on my last trip to New York City formerly bankrupt hotels recover and make a ton of revenue off illegal immigrants.

I have a background in Hotel Development and am a real estate broker.  

Also curious how others navigate our short term rental laws (seems like many property owners are advertising for periods shorter than the 14 day minimum) Also curious if many owners are actually paying hotel taxes to the county or waiting for more clarity on the law

Currently, the City generally categorizes short-term rentals, such as Airbnb or Vrbo, as hotel, motel, or bed and breakfast uses because the lease period is less than 30 days.

So thats the other side of the coin.. by the time you find another one you will spend another inspection another apprasial fee another flight more hotel more meals out etc etc..

I've had to get rid 3 people for non-payment this year but in my area rooming houses are run like a hotel so we can just tell them to leave and/or call the police if they don't want to go nicely.

Are you competing with Hotels? 

No one wants a hotel next door. 

Not enough hotels to hold everyone.
