I recently got prospective tenants mentioning that they had two service dogs including a german shepherd.

We have a vacant unit and a woman is very interested, but has a large German Shepard, who is (and I quote what the lady said) "she wants to be everyone's friend and is very sweet".

One of my tenants is currently paying the pet fee of $35 for her one dog but wants to bring in another dog (German Shepard) and I told her that it was not okay because the animal will be larger than 35 pounds before the end of the lease (6 more months).

Now the German Shepard is the "bad" breed and get this Labs are next. 

At $500 a month I'm guessing it's german or a pickup truck.

You can actually get 30somethingK SFH in Erie that aren't in awful parts of the town but I would suggest knowing the city areas well before attempting else you'll end up like some of these out of town investors buying on German St., Ash Street, Wayne, etc.

Durability of vinyl with the thickness to cover minor floor imperfections, suitable for bathrooms and has in 18 months shown zero signs from my German Shepard running around on it, where h.d. brand vinyl has been noticeably scratched by  dog nails.

Also, anyone who would objectively fit in the "very experienced" column who has never done seller financing (which is probably a lot of people) would benefit as well.This post is extremely germane for me personally, because I just finished listening to How to Make Big Money in Small Apartments by Lance Edwards a few hours ago.
