As I look back on those first two houses, the returns totally stink compared to more recent deals but I sometimes forget the learning curve they provided as well as the gentle way in which I was able to ease into real estate.

I would gently remind them that you are cutting them some slack by accepting less than a full month's notice.

After all, the issues that were discovered were fixed by the sellers before closing, so they may still be reasonable, especially if I gently imply about going to court.

I'll second j martin's last paragraph: if you intend to go beyond what section 8 agreed to or attempt to remove the tenant (even by gentle persuasion) make sure to consult a knowledgeable attorney.

We are hoping to work with the current occupants, whether to gently remove them or allow them to stay on as renters.
