There are more customers than ever right now on any platforms.

What kinda gets me is when the same poster becomes hostile, argumentative, accusatory and or sarcastic because they’re not receiving the response they want (and probably just paid $5k + for knowledge/information/mentorship that won’t lead to their desired result).

I would have to get with the property manager and mimic the exact plans they have set up in the lease, all of which were probably customized by the PM to get a few extra dollars.  

This allows them to get more capital so they can make more loans without having to grow their asset base, while also maintaining their relationship with the customer through monthly payments.

I don't think I could justify custom cabinets for a $1500 rental. 

The PPM and Docs are customized for your project so you will need to have it outlined upfront on the structure and payout (is it pref equity, debt and the capital stack etc).

Your argument would suggest that if I bring home $2k/month in cash flow from a rental property in LA (where I live), that's a good deal, even though I probably had to put $2M cash into it initially.

My other counter argument to the opportunity cost is that your money is going from one investment to another.
