I recognize not everyone gets this but my margin is wsj prime plus 0.5% which currently is a high 8.5% (8% + 0.5%) but fairly recently was competitive with mortgage rates.  

San Diego is a competitive RE market with decades of near top of nation appreciation and rent growth.  

Still may be competition and multiple investors but certainly a good tool to have in the toolbelt.
