I would be painting anyway between tenants and wouldn't have charged you, unless you had put up murals or painted a very strong color that needed primer and several coats.

One thing that hasn't been mentioned so far here are the psychological red flags and possible pitfalls involved in the process of moving out of and then turning your old home into a rental property.

And you try some circumvention, it's not just clueless home owners your dealing with, it's a savvy investor who is very skilled at the angels, and how to crush someone coloring outside the lines. 

Some of this is a psychological argument, too - I'm not someone that can put a bunch of money in an index fund or stocks that are fully liquid and keep myself from messing around with it when I shouldn't.

Most homebuyers walk into a home with broken weird color blinds, gross dark burgundy and mustard paint and an old icky pink carpet and can't imagine the potential.
