I keep in mind that if a buyer isnt enjoying Christmas dinner in the home I have listed, and the clock is ticking now,Im likely going to have that down time marketing wise to apply my efforts towards reno work.. work with what you have.. time is money..

I am not self promoting, there is plenty of advice you can get right here on BP, I am only offering to help someone in need in the Christmas season.

I'm looking at listing it on the MLS and putting a sign out front when I have it fixed up this weekend (great timing with Christmas), but I was wondering if there are other websites or advertising that other people have had success with?

I'd say get them on by Christmas, because many people will have time off to do some home shopping, at least on the web.

I have a grandson who has come and worked with me several different times on learning how to buy and rehab foreclosures, and this Christmas vacation came and learned quite a bit on selecting properties and construction of homes.
