@Chris Miller history doesn’t repeat itself, but it does rhyme.I remember 2006, and how the fed was engineering a beautiful soft landing and everything was great and home builder stocks and banks and investment banks were THE stocks to own because all the data was pointing to a rosy future.The only data source you would need is the yield curve.

I agree with @Brandon Rizzo I think the supply will normalize as the migration to Texas has not slowed down and as builders make correction to a more balanced supply and demand (along with interest rate improvement) housing market will be better.

We viewed it completely differently.I ended up demolishing the house, went to city council got approval to subdivide the vacant land into two building lots, then flipped both building lots off to a builder.
