But 90% do and as stated our dry wall contractor is one the hook for those and our touch up paint year one is included in my contract with my painter.

If not, then it's under the tile.The only way to deal with the walls is to cut them open, dry them out, disinfect them, and then rebuild.

This is my only rental property.I'm contemplating selling the property and taking my profit for a few reasons, but one most of all.I would say my property is in average, a bit above average condition, but certain things are a bit dry or dated, no central A/C for example.

Properties take longer to rent, rent stagnates or deflates, credit dries up, banks tighter on loan rules, credit cards decrease credit lines, your credit score drops because instead of 30% utilization you overnight go to 50-80-100% when they drop your credit line, hard money dries up for flips, stock market goes down and you don't want to take losses or can't use margin.

I can't tell you how many times I've gone to the property and it is gone, or you figure out something is wrong, maybe the legal description, or the address, or there is $100,000 worth of junk there you need to haul off that was not in the pictures, or that cool commercial building, that when you get there has the faint words that you can now make out to be a former dry cleaner, or gas stations, or lead smelter, or oil change shop or something like that.
