As far as archaic methodology, I might agree with you in that regard, but I would not make any of the suggestions you are making here, as none of them would be better, or more cost minded, than what we already have in place with human appraisers.

We are licensing this data from a company that aggregates active listings -- can't really get more into their methodology than that publicly, but its a well known reputable company.
