We are currently investing 1000 miles away and doing our second flip there. 

But yes, now that we are here, maybe let him know that if things do not get up to date or cleaned up you will go to his superiors.When people are late right at the beginning, I let them know that the behavior is not acceptable and let them know there are consequences to that bad behavior. 

Complaints are being filed and we are resolving the matter via the appropriate channels. 

We are taught to defer to the City zoning departments and to direct buyers to that department for their own due diligence.

We are NorCal and are not yet in flipping but looking into long term rentals currently.

Unfortunately, I had to pay to replace the furniture during the lease because it was difficult to say for certain if it was normal wear & tear or damage caused by the tenant. 

If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.

Most markets, especially ones without lots of headaches don't do the 1% rule, more like the 0.75-0.8% role, so now we are looking at 4.5%-5% plus inflation (so 7.5% total).
