Is repair to the loading dock gate a cost that the landlord will have to assume, or can the repair cost be split among the shared tenants?

Letting the selling side know that you can close in 2-5 days because you are closing HARD with cash makes you stand out among the rest of the investors that has a lot of RED TAPE on the contract.Hope this helps

Among the types of vehicles you might want, IIRC, the IRS wants at least 6' of non-passenger area behind the front seats, not easily accessible from the front seats.  

Regardless of that, I will not give up and I strive to be someone who one day is respected and sought for advice and knowledge among the great walls of biggerpockets. 

There are 3 considerations here:(1) deciding which entity to use from a tax perspective & obtaining and EIN number(2) deciding which entity to use from a legal perspective & getting a quality Operating Agreement in place among the members(3) submitting the paperwork properly to the Secretary of StateBasically, they have all been discussed here.

Do you want his portion to be split among the remaining investors.

And if the property is eventually sold at a loss, the loss will be divided among the LLC owners.
