Commercial Loading Dock Repair - Tenant/Landlord responsibility?

Hi, 

I'm managing a warehouse with multiple tenants who are freight companies and share the loading docks on site. One of our loading docks is shared among three tenants, and we've had to repair the gate because it wasn't staying open. I couldn't find anything in our lease specifically about the loading dock, so I'm wondering if there's an industry standard to determine whether it's tenant or landlord responsibility to repair the loading dock. 

Is repair to the loading dock gate a cost that the landlord will have to assume, or can the repair cost be split among the shared tenants?
