We are mainly looking in Ventura and Oxnard as pricing is somewhat more reasonable that what we have here in Santa Barbara.

I've been stubborn and trying to make something work here in Ventura County for a few years, but we've only done 1 flip in that amount of time.

I've narrowed down the areas in which I want buy as those along Ventura Blvd.

Their experience is invaluable and they generally are the best people to solve all your issues.I have a family owned ACE store down the road and all of them are landlords or involved in some degree of real estate investing.11) Always continue to ask yourself “what is my goal?”  

Ain't no cop gonna do that as long as their are able bodied tenants.I use my ace in the hole, Scruffy the wonder dog. and now I'm the sympathetic party.  

More importantly, as mentioned earlier in the thread, it's about finding the deal.Here's how I financed one of my first and most creative deals: Back in 1998, the market was barely recovering from the last trough, and even though the market in Ventura county, CA is desirable, back then it wasn't unusual to see a property sitting on the market for a year or more.
