Makes it easier if you have certain apps to log the houses you see, so you can get quick intel, skip trace, cold call etc.Social media - Very saturated but if you spend 99% of your day scrolling like most people do why not scroll for dollars too.Door knocking is the ultimate hustle if you're up for it.Those are the cheapest ways to go about it.

.* And for low performing properties one of the features i really like is you can make a change to your listing - lets say update the property description, log it, then see if this makes any chances in your placement.I'm not affiliated with them but think its a great tool to turn around poor performing properties - assuming the STR is competitive compared to your competition.I agree with Henry that you can probably do better self-managing IF you have the time and appetite for dealing with guests and learning the dos and don't....Heres is the turnaround of one of our Floridas STR that was lagging - now back to near the top on the first page.

It was still very much old school.. one simple ad in a little local paper WE BUY LOGS or a few bandit signs. or the mother of all drive for dollars but when your properties are 20 to 200 acres that's a ton of driving.

there are 3 material participation tests we need to pass at least one of them: substantially all work time spent on the property is your doing (including cleaning and repairs)100 hours and more then anyone else( this one I think applies to you) 500 hours (hard to substantiate for one property)Please note for the 100 hour and more then anyone else test you need to not only keep a time log for yourself but a time log of ALL people who have participated in the property.

I sign up for this all in 2019 for this is the first time I’ve logged in.I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.I have even considered building (having a builder build it) new or spec home so if anyone knows of any reputable builders?

If they charged $200/hour but only logged 2 hours, I would say “wow, that’s a steep hourly rate,” but wouldn’t feel like they were dishonest.
