Tuck that cash away and pounce on the next RE deal that makes sense for your area and rent schedule. 

A $125k house back tucked back in that same neighborhood would sell for $105 if they are lucky right on Red Bridge.  

Determined to save commissions by cutting out the licensed broker, or using them to get what they want and no more, countless would be investors accomplish not much more than accumulate stacks of workbooks, cost sheets, strategies and credit card debt with no assets to show, head in hand, tail tucked. 

They are tucked away and hidden in some corners but a lot of owners here are looking to sell without using the MLS.

They are a young military family with a large dog and have a good amount of money tucked away for themselves.

I've used these guys in the past but for just new crowns and tuck pointing, never a project of this size.

For most remodel work you would cut a somewhat precise hole in the drywall, pull your wiring out of the hole, make up the electrical connections and tuck the wiring and housing up into the hole until it "snaps" into place. 

I would grind out this crack out and re-tuck point.  

While I have some cash, some of them wanted a sizable down payment + points, which exceeded the amount that I have tucked away for the first one.

You're right, I want to be in this for the long haul so a tucked away savings account seems like a must.
