A client told me yesterday the lumber package for their new construction is $206,000 - that's just the lumber!

Recently, I have come across several client's looking to unload multifamily properties in and around Dayton, OH.

Then if you do, they were trying to get you on a buyers list to unload bad wholesale deals.  

The listing pics show a "dual rut" gravel driveway that ends at the rear of the house.So, from a potential buyer's perspective, they're likely seeing these expenses on top of the acquisition costs: pave the driveway from the curb to garage (low guesstimate: $10k) and possibly add a car port near the back door to the house to make unloading groceries, etc. more convenient.The description says "Basement: None".

Make the quick runs to Lowes, Lumber yard, etc.

🔥 CHALLENGES 🔥:: Covid (business partner nearly died) + delays w/ permitting:: Tenant evictions (had to pay them to leave):: Bad contractor (had to fire and finish ourselves):: Major structural issues:: Lumber going ⬆️ 4x's during framing:: Delays w/ supplies and furnishingsBiggest thing I learned is getting out of your comfort zone, and to know there is always a solution to most challenges if you are willing to open your mind and get creative.

Cabinets, appliances, doors, windows, lumber/plywood, & paint are the main items I might buy or find for free second hand.

Should we create a formula that says if you can ever make (X months) worth of profit by selling today we unload the house and if not put it on a 5 year portfolio loan?

The biggest time suck that I have found is the non dimensional lumber, no standard stud spacing and out plumb walls and floors.
