This doesn't automatically translate to them actually doing that.While furniture is a benefit, there's a BIG difference between staged furniture and a tenant just leaving crap around the house.

On the other hand, if someone loses $1MM, there would likely be more dialog between the crowdfunder and investor, and unpleasant dialog to say the least.If the model is to target smaller investments, it might be reasonable to assume that the total capital raise in any one investment would be relatively small, which translates to fee income to the crowdfunder that doesn't justify on-site due diligence.

We do a lot of house hacks with clients in Milwaukee and I don't know the Lexington housing stock, so not sure if what I can tell you translates well.- Make sure you buy in a quality area; you can leverage your low downpayment to stretch much more than you could with an investment property.

Ok, back to the task at hand, finding some potential deals...Based on what the majority of qualified home buyers in my slice of the Atlanta market can easily afford and want, I'm doing a search for 3 to 5 bedroom homes, with at least 2 full baths that were built no earlier than 1975. many of these buyers can easily afford to pay $1,000 to $1,300 a month in monthly mortgage payments, including taxes and insurance (PITI), which translates into homes with an after repaired value (ARV) of about $150k.

Yeah, the rents are higher here, but I do not think it translates into a better price-rent dynamic, because taxes and prices are so damn high.
