If all terms are agreeable to you, meaning you are protecting yourself by enforcing the following of your city’s rules, this becomes your new property manager with maintenance shifted to her as suggested by @Craig Curelop, (If I could get a tenant to set up one of my properties as an AirBnB and run it appropriately, I would be happy with the supervision and upkeep my home is receiving.

You can be a part of a $4,000,000 Medical Office Building... something small.Rehabbing single family homes looks like fun on HGTV but it's a LOT of work, shopping for supplies with workers, supervising workers then open houses to sell or babysitting tenants via property mgmt or worse--DIY property management.Been there.

The upper tenant, being evicted, was running a dog rescue out of the apartment and not paying rent (5 caged pits and some little thing running around), the lower, who had a husky, bought another husky and they in turn had a litter of 3, and then just a lab in the back unit.

Hopefully you have a ton of before and after photos.You could check with landlord associations in the area to see if they have recommendations, but unlikely you will find someone who can do it all that you supervise long distance.
