As more operators who can't make it as an STR pivot to MTR and continue to use Airbnb because they've gotten used to it and it represents the path of least resistance, I guarantee we'll start hearing more of this.

Should I expect resistance?

It all comes down to whether or not the tenant/buyer becomes disgruntled and decides to (1) challenge the transaction with a lawsuit, or (2) resist an eviction based on an executory contract defense.

I understand RUBS in theory and have been asking my property management team to implement it but have been met with some resistance.

Personally I would expect them to be more water resistant than actually waterproof.

I've seen a lot of mortgage companies say things and then relent when a bit of resistance is offered.

I took the leap and invested because I was eager to invest and the returns were too good to resist.
