In my experience, when it comes to utilities, you want to focus on two priorities: 1) preserving as much financial incentive as possible for each tenant to conserve water, gas, and electricity, and 2) full transparency in the lease.When I know tenants will be sharing a meter, I keep the utility bills in my name and then spell out the reimbursement process clearly in the lease.
