They don't necessarily need to go hand-in-hand.Seeing a property in person is never a bad idea, but the fact is, most of your research and correspondence is going to happen online and via mail anyway.

I have a 4-plex on churn creek (further south by Enterprise area, which is a less desirable location than what you've got and attracts the corresponding folks), but i've noticed that it really takes a lot of time and a lot of screening to find tenants that aren't a bit sketchy.

If you are off-season for getting student tenants though I  have had success with changing the lease end date to correspond with the semester end date and offering a short term rental or a few months longer.
