i would like to insulate myself as well as the seller from any risk. sometimes i will be working with another home stager and only supplying the artwork. either way, it would behoove me to have this covered from my end, hopefully nominally as far as price point, to make for a smooth and happy transaction for everyone. i'm trying to build a template which can be utilized for the broad brush strokes of this type of business. are there any other questions i should be asking?

On the other hand next time you are inspecting the property take along some stain blocker and flat white paint and dab it on the stain, don't brush it.

If you want to keep rents static for a year, MAKE THE ANNUAL INCREASE and than in same statement show that your giving the tenant a DISCOUNT of ___ for the year (which happens to match increase) as a REWARD for there Good Tenant Actions of _____.

Brush up on building code requirements: in basements you're looking for egress windows that are 5.7 sq feet or more openable (3ft by 3ft casement style windows work best), and ceiling heights 6ft 8 inches or greater (as little as 6 ft 4 inches is ok under ductwork and beams though)Sounds like your basement would be a home-run to generate some extra rental income - Happy to talk through the details of that strategy with you, just shoot me a DM!
