Dealing with well educated sellers, "hot" market (notice the quotes), with values over $500K, the margins are % thinner but $ amount much higher.In higher end markets with 10% being 50K-100K that number can seriously move up, am I correct in this assumption?

before u buy, chk the student rental policy. where we are no more than 3 related blood tenants can live in 1 unit. so 5 bed homes are harder to sell. bc if city finds out, they will be fined.

The reason they stayed so long with us was because we had a good landlord/tenant relationship which entailed respect for each other, no matter what type of neighborhood they lived in or who they were.Landlording was and still is in my blood.

That risk can be spread so much thinner, (or thicker), by leveraging many more properties.Mike P.
