I questioned "loosey goosey" accreditation standards going back to the 2013 JOBS Act.

@Nathan Lacey Syndications and private placements, are basically deals that are more geared towards accredited investors where a GP sponsor takes the wheel of the deal - typically they are a professional.

We are scaling up our Real Estate Investment fund with accredited investors, developing infill multi-family opportunities in SW Idaho.

I highly recommend that if you are an accredited investor that you go there and check it out (Ian won’t self-promote but I will do so on his behalf!).

If not, I would target all accredited investors and the exchange investors will come from that.

There's also syndications (especially for an Accredited Investor) on CrowdStreet and such platforms as well.

As an accredited investor placing $1M+, you'll have lots of options.  

(This depends if the majority of your investors are accredited or not.

It's being offered to the public investor why hasn't an accredited investor picked up this opportunity?

Due to how they are structured, some only allow accredited investors, and others are open to all investors.
