Its alright though. my nerves were going crazy and it was a bit of a relief. i realized i wasn't completely ready yet. also i think i may look more into multi family homes for cash flow. it seems to be more of a comfortable process?

A BK 7 would likely lead to relief in short order continuing the FCL.My estimate of the property value is inaccurate, a proper BPO or appraisal would value the property far less - This is always possible.

Depending on the level of rehab work, you can hire a firm to help with the reconciliation of the milestones and the release of the next draw amount or it is also possible to make this a little less technical by working with the escrow agent to develop the release criteria for the draws.
