After viewing over 20 properties and neighborhoods I found the spot I wanted to stick to and find a hidden gem.

I would come across 3-4 true gems every year when buying for my own portfolio.

The surrounding nature is gorgeous, the access to bike trails, hiking trails, etc. is great (no need for a car for most trips), it's close to Italy and Slovenia (a hidden gem in Europe most people don't know about), and the social system in Austria is great. 

Some tips for your budget: Ceiling Fans in Bedrooms, if you have nice vintage moldings, go with a two tone color scheme it doesn't take much longer and you'll get more money / better tenant.

.), who knows what they are doing, can talk to sellers and get good deals, a diamond in the rough.These smart, hard workers are not easy to find but once you find this future gem (and you feel confident they ARE a future gem), offer to partner with them, maybe help fund their marketing (I know this was a major issue for me just starting out) in exchange for first pick of any deals they find.

Others may.The 'vintage' of the loan is simply when it was recorded as that is when it was made.

Most wholesale deals are not great for sure but some are gems and I am buying two right now that work really nicely.  

You could really miss some gems out there.
