Are there any catches or stipulations (besides PMI) that I should be aware of?

I just found out that in this situation the neighbors on both sides and the home in escrow have the right stipulated in the DE to landscape up against each others homes.

I just looked up ideal credit union in your area shows a low down payment I would go in there and talk to them to see if there are any stipulations.

In the lease they're are stipulations for all of these things to occur and if not the lease will be forfeited.  

Do I need to stipulate backgrounds checks for the occupants vs. just checking out the company?

Conventional mortgages may perhaps be similar in having stipulations and others may have partner contracts in place who may provide me with good input.

The 4plex is currently fully occupied and the stipulations of my loan state that the Borrower (myself) must be able to occupy within 60 days of signing the loan docs (promissory note and deed of trust).This implies that the Seller would need issue the 60 day notice to vacate to one of the tenants since I would not be able to wait until the deal is closed.

A PM I considered stipulated this in the contract.
