When looking at office I try to see if I can reposition to medical office or retail mix that way I can move leases to NNN with cam.Properties tend to sell at lower cap rate when stabilized with medical and strong retail tenants over general office gross type leases on older buildings where tenants can move out quickly or work from home.You want your tenants to be STICKY!

If you have little money to play with, then this is a good way to look at it.Finally, my measuring stick is ALWAYS the NOI and CAP rate.

If you have already signed a buyer agency agreement and the fee has been disclosed then you are kind of in a sticky situation.
