Just wanted to say thanks to the Bigger Pockets community for all the helpful information. My husband and I have our first house under contract in Corpus Christi and will close after the lender-required new roof is complete. We did it the "easy" way with a talented real estate agent, traditional investment property financing and we're hiring contractors for the rehab because we both work long hours. @J Scott's book Estimating Rehab Costs helped us walk away from a previous deal that would have been a disaster. Our insurance agent, Jill Reed, has been a great source of information.  The roof caught us off guard so we might be eating beans and rice for awhile, but our cash on cash return is still 17% and I like beans.
I only have one question for y'all. What's it like to get your first rent check?
