Seems like the most common approach is to include a contingency that the seller disposes of the tank and provides a clean bill of health on the soil.

For example, should I structure my business along the lines of a legal entity in the LLC and underneath that I have another business for the internet marketing presence to help raise capital and show fund managers that I'm serious.

A product called "Nature's Miracle" (you can get at any pet supply store) will break down all chemicals in animal urine but, if it got through the pad and on the sub floor, I would definately replace and not allow pets anymore.Ever smelled a home in the summer with soiled carpets????

If it is plywood can you get access from the ceiling to see underneath it?

Are you suggesting though that because the RLT is disregarded that any LLC underneath it in this structure would be subject to the *franchise tax*?
