Hi all.....I see and am aware of the many brokers and turn key operators for SFR's in Memphis, but I don't see much about the multifamily sector (5+) in Memphis.

They specialize in surfing and are in the travel sector, so this has been great for them, because they spend 3-4 months down there in a year, and then rent it out when they aren't there to surfers.

Hey everybody, I am very happy to post my first project that starts since I join biggerpockets 3 months or so ago, I moved to San Diego 18 months ago, I used to be in the big private equity sector, but I decided to start investing and consulting, so 6 months ago this young talented architect came to me with the idea that his Girlfriend family, owned some land/Shack in Hillcrest area in San Diego, so I saw the property and fell in love with it so I started consulting him as how to get funding, ETC. so finally after 6 months with city planners, and shifting as 30% equity investor my self, we found a bigger equity partner for the remaining 70% and I am happy to share. that we started construction last Thursday this is a render of how our new 9 units are going to look like.

Why would there be bargains, if everything sells for full price in a very short time.Now if your financier insists on buying property, fully aware we are late in the cycle, and wants to gamble on appreciation in a highly cyclical sector then fine.A multifamily with no mortgage imho would be a much better proposition for you both as it will throw off cash and survive a change in conditions easily (without a mortgage)It wont be a bargain, but relatively safe

I work in the tech sector, for example, and (will hopefully soon) invest on the side; perhaps I can grow my income from RE investing to the point where I could exit my current job.
