It is cheap recycled, you can cut it yourself, and holds up well to tenants, that said you want a nice color.

I feel this strategy will work best for me since I can continue to recycle my initial working capital over and over again which will allow me to scale quicker.I love the whole idea of rehabbing to force appreciation so that is another reason why I feel that strategy is best for me.The end goal is to have a large cash flowing portfolio which I'm prepared to work full-time at to ensure that I succeed.

It was about $600 in permits, $800 in utility kill (assuming you're going to rebuild there and Class A street work is completed in your rebuild), and $12000 in labor and dump fees.This was for raised foundation (cheaper than slab), no garage, very accessible lot for working space, urban location (less hauling distance), and taking advantage of recycling credits for C&D waste.
