It isn't something you would do on a first offense if you catch my meaning. 

Actually early on in my investing I made a number of mistakes just like this.No offense, but you probably messed up the screening which started the problem.

No offense to anyone but this is one of those issues where the OP should only be taking advice from experienced and local folks.

Please don't take any offense but I have run across too many people still reading books and taking classes who aren't in the game because there is another book just printed and another class just starting in 30 minutes...I hope all is well for you in New Mexico and I sincerely mean that!

I'd find that kind of offensive.  

Him asking you to pull the permits as a homeowner is fraudulent and in the state of nj doing plumbing and electric without a license Is punishable with up to a $10,000 fine first offense and is a crime.

@Klavish Farajno offense intended, but if all she has in the world is 100K, I don't see how private lending would be a good idea...conversely, if she is a HNWI and has say $1M and is looking to diversify, then I guess it's a different story...
