If parts weren't available locally, my HVAC guy has always been able to get them by the next business day.Not changing the furnace filter can cause a furnace or A/C to breakdown due to the reduced airflow, the motors and units struggle to function correctly.

At first I looked into putting a wall mounted thermostat but due to the watts (a thermostat can only have so many watts per unit, and each breaker in the panel can only handle so many) I ended just getting a unit mounted thermostat.

We had a large multi unit building, Direct - dish type ( we had flat roof) had to be mounted on a sleigh. at least 10 feet from edge of building, security deposit for dish was $250.00  to insure they would have it removed when they vacated. and we did roof inspection when it was removed to make sure our property wasn't damaged.
