If tags or safety check are expired, they treat as "abandoned", and charge $500 to remove it to their storage yard, where they process it per local law, publishing notice, etc. and ultimately scrapping for metal value if that is all it is worth.

I believe the aversion to electric is coming from the old style stoves with exposed electric coils.

Also, no one apparently bothered to climb up on the roof like I did to find a pristine condition standing seam metal roof....look it up sometime to see what I mean about how awesome those are! 

If you have a problematic area that freezes, replace the metallic pipe with PEX.

There is a pump in the tub that circulates water through the coils of the heat exchanger.
