I think Real Estate can make sense as an investment in a SDRIA if 1) it is in a Roth so that rental income will eventually be tax free as opposed to only tax deferred in a regular IRA; 2) you get the property at a screaming deal so that the tax free appreciation will more than offset the loss of depreciation write offs on your taxes; and 3) you have a long term horizon.

It won't change it drastically but it will lengthen the time horizon or lessen the dollars you can put into your hold portfoliowhen you pick up those first flips you will not be able to 1031 out of them into buy and holds.

Regardless of whether you use an ARM or balloon (extremely risky) to finance the investment, if the investment horizon is similar -- 20 years for instance as you mentioned, then you would (or can) estimate what you feel the average mortgage rate is going to be on the multifamily investment during that horizon.
