This charge is typically $50/month, but since they are pretty "green" and also agreed to take out/in the garbage and brush barrels, I lowered it to $25/month for UNLIMITED laundry!

I'd take pictures of everything, including selfies of you with your paint brush, etc., the before and after shots, maybe even a picture of your shop with all your stuff in it.

Who knows what we find underneath if we pull it and we do not want to repair or replace floors...Brush the paint on thin... with a good priming one coat may do it... to recoat, you scuff lightly (same scrub sponge but dry and wipe to slightly degloss and brush on coat #2 if needs be)..So you are only at probably 50-100 bucks in paints there--but tons of labor and elbow grease.I would add knew bling cabinet knobs, too, unless the new ones look ok (but a sliver or gold or bronze metallic might look good..)

Return screening fees to those you didn't run and provide a copy of credit report as a courtesy to those applicants you did and statement of credit denial (required by law) and didn't qualify.I would also take a Fair Housing class and brush up on any changes you may be unaware of in the law for landlords in your city or state.

Under $100k condo/under $1000 monthly rent, I use HD WilsonArt Laminate counters, re face cabinets with white raised panel (Google local refacing companies not national companies), new brushed nickel faucets, new white appliances if needed, tile bathroom floor and tub surround, new vanity, new light fixtures and new toilet if necessary.
