I think that's 15%, but this may have changed in the new tax law.If you've not been claiming the rental income on taxes and  carefully tracking the assets associated with this property you will need to do some work to sort this out. 

I do not know if your condo association permits STR but if it does I would rent via STR due to the ocean view at least until regulations prohibit it.

Has the renter already paid expenses associated with things like renter's insurance to try to rent the property?
