If the buyer is using a lender just request a copy of the pre-approval or approval letter from the lender in the LLC name to support the amendment. 

HOA’a can amend bylaws and what was once legal to operate a STR can change.

There will be more states amending their statutes to deal with the flood of these operators.

If they can't get the documents in time for closing, they should do an amend/extend to push closing until the documents are in place.If they try to bail on closing because of this issue, I am not an attorney, but this sounds like there are means for the buyer to sue the seller if they chose to do so.

Do I just add on an addendum or amend the lease itself?

@Steven Lam, Generally, if both tenants are on the lease and one wants to move out, it might be necessary to amend the lease or draft a new agreement reflecting the change.
