Needless to say, I asked that he not return to the site this week, and today, he's getting paid for the proper work he completed, less the time/cost to repair the plumbing that he screwed up (plus getting fired from the job).

Needless to say this damaged the wood, so I would not recommend wood floors in a bathrooms, especially for a rental.

Needless to say, the seller backed out at the end and the investor and I split the cost 50/50.

needless to say we just decided to evict them. no cash for keys but an eviction. it cost more money and time but it sent a message which i think is important.  

However, I heard that being in contact with their case worker is a good way to prevent needless damage, for they loose their voucher if the case worker revokes it but that's at the case worker's disgretion.Adam, thank you for your advice!
