Renovation delimma - help

Hi everyone. I have a duplex that has below market rent on both units. I'd like to increase the rent through some kitchen and appliances upgrades. However, both units are cureently occupied and leased until October. They are also great tenants that I'd like to keep. How do I renovate the units while the tenants live there? Since I can't increase the rent within the lease term, what's the best time to do my renovation and demand a rent increase? I don't want any vacancy during renovation either. Any tips would he greatly appreciated!
