I haven't actually been inside yet but it looks like it will need a kitchen remodel, maybe take out some walls, additional drywall repair, full interior paint job, hardwood floor refinish.

Bigger square footages, or more bedrooms, or a pool, etc... in short- better amenities... maybe a refinished kitchen with a nice appliance package or refinished bathrooms.

Evicted one tenant (cash for keys) and renovated the siding and refinished all of the wood things (cabinets, doors and molding) on the inside of the house.

I never knew why it was a thing to put ugly carpet over hardwoods, but I've had the carpet ripped out in multiple of my units and had the hardwoods sanded, stained and refinished and they look AMAZING.

While we wouldn't changed the layout much, walls would need to be replaced (demo, framing, build) as the old original walls look in terrible shape, re-wiring, doors, frames, floors we'll maintain old but refinished them, kitchen (small), and two bathrooms.

If it's hit or miss or not common then I probably would just do basic cosmetic updates (paint, refinish *not replace* the counter tops and tub if needed, professionally clean the grout, etc).
