Although I agree with you that the market is overbought, you need to be aware that it is hard to predict short-term movements in the market.

The only true retirement is the infinite perpetual CASH FLOW from your business and/or a pension if you're lucky enough to have one.  

Perpetual limbo?

That is a risk no lender I know will take.100% financing is a myth perpetuated by people that sell seminars to newbies.

It causes a chain reaction of population increases and job growth which perpetuates a positive growth cycle for an extended period of time.Generally I look at the strength of the economic development department, future planning ( vision ), and how much they are pro growth.

Up here in the frozen north there is very little movement in the winter - few properties for sale or rent, few people moving.

Good business will help perpetuate more good business....as opposed to being tied up in court and having to worry about if your "weasel clause" is going to hold up.

If I were buying the property, part of my preliminary homework would have been to advertise the space online, at rates 75% of competing spaces, to see if there is any movement or interest.
