@Sheila Arca I'm not an expert as I am still on my first OOS deal, but I am looking at areas like Colonial Acres, Whitehaven, the Eastern parts of Raleigh personally.

The eastern suburbs are fantastic, however.

Eastern states tend to do closings at attorneys, western states at title companies.

I drive all over the place (pretty much all of Eastern MA within a 25 mile radius of my home in Framingham) and I know this area like the back of my hand.

@Kevin DrysdaleIn addition to finding a trustee - on my last check only Olympia Trust, Canada Western Trust, Eastern Trust and Laurentian Bank (via B2B) were offering services for self-directed, arms-length mortgages - find yourself a broker who deals with private mortgages.Working though a broker can reduce the need for any single lender to fund the entire mortgage - the broker can have multiple (though usually <=4) RRSPs fund the mortgage and take care of the servicing.

I then spent the next year living in Eastern Europe.I am glad to be here and look forward to learning from the members and hopefully can offer some insight as well.

I put it in the MLS & we had it rented in 10 days.There is very little to rent around here (specifically the Kent Island, Eastern Shore area)for under $1300/month.I have noticed that in the last few weeks, all of the lower priced rentals have been rented.
