BUT, I am going to try a strategy that I think might work.The rear unit is rented.

:Does this club you speak of let people in w/ 250 mo car payment lol.... oh about that risk thing, this car (lease) got rear ended little tap, the other insurance fixed it but it's on the car fax now.

The economic impacts to RE are already in progress,  just beginning and very real.  

This includes digging and pouring concrete posts pads,and installing steel jack across the basement.The rear foundation wall is being removed.

Note, many people that believe they do not have the money to buy a RE are driving cars that are worth more than what they need to purchase an owner occupied RE. 

I have a policy of raising rents proportionate to how much of a pain in my rear a tenant is... 

Not too many landlords and tenants are aware of it, but it has the potential of rearing its ugly head in the event of a legal proceeding, with bad consequences for the landlord.   

One month later my fiancé got rear ended and the insurance company totaled out her car.

The Mazda will remain my daily driver once the renovation is complete in a few weeks and the truck will be my weekend and service vehicle when we all ride together.The cost per mile is even better with a Ford Flex as a single vehicle (most rear legroom of any vehicle on the planet) but i still won't have solved the pickup truck issue.
