The way the yard looks now is any rain it will be a mud swamp outside.Would have power washed the front driveway.

If you buy with 25% down and avoid Mud's, Pud's, Hoa's, City taxes and flood plains you have a chance to make some money monthly

I rent month to month because I like the flexibility it provides in terms of asking people to leave without having to prove that they did something wrong.....the downside of that is I end up getting houses back in November/December which always means I'm going to lose 1 1/2 to 2 months rent.not going to say finding a good tenant in a week is impossible, but in my experience I get inundated with the people who have a history of evictions and other undesirable activity during the 1st week the listing is up, followed by a wave of much better qualified prospects. 

Locations that one may call "undesirable" but the AirBnB was 100% booked almost all the time.

I think a website "code" idea is going to be undesirable for many of your sellers. 

It doesn't sound very hard, just drill holes in your basement floor around the mud trails and around 12" apart and then pump the Termindor in the holes, then seal off the holes.

It is technically possible to have some partners cash out and the remaining partners reinvest in a 1031, but it's highly complicated and usually has undesirable tax consequences for the involved parties.

The property needs some tlc which is why it's a good deal but the small things that need to be fixed have made it "undesirable" to the 2-3 carriers that are left in this area willing to write rental properties.
