That seems optimistic for a two story building.

The debt would likely double every 5 -7 years...optimistically.  

I think a financial advisor may be helpful for things like estate planning and wills and trust funds for your beneficiaries but I optimistically doubt I would ever need an advisor to suggest to me where to invest my money.

Real estate is a really fun game, and I'm sure someone as optimistic as you will have a ton of fun.

Thanks Guys,I have been able to reduce the  offer to 350k at 9-11% and the lender is taking the first position.I spoke to the seller and he said he will need to think about itI need 100k for rehab, I am optimistic We will structure a dealI will ideally want the 450k but at a much lower interestI am open to suggestions

I do appreciate his getting personally involved and am optimistic that this situation can be resolved to my satisfaction.
