Bottom line is that the market may be telling you that your note is worth a lot less than you think.BTW, the few times I sold notes when I did not have an investor list, I merely put the note availability information on some investor sites like BP and sold the notes within 30 days.

However courts have ruled time and time again that in this case 'harboring' does not merely constitute providing a rental apartment. 

But I have seen newbie's, even very intelligent business professionals, get taken to the bank for tens of thousands of dollars by "coaches and mentors" who are merely highly effective salespeople and excellent marketers but nothing more.

Hi Will -- The AON policy covers the rental unit, not the policy holder.

And, while that is merely one anecdotal report of turbulent waters, it is still enough to raise an eyebrow for me.    

I would also suggest that you don't convince your friend to swing the other way entirely but merely point out the advantages of spreading some capital into the RE vehicle. 

If the Mathew does any activity that can be classified as doing business (the example suggests that mere authority to hire/fire and fielding calls is enough) in California for the business, then it must file and pay the annual tax and fee.

Either way, 700k for a mere 50$ a month is pretty decent IMO.

All my rents will be automatically deposited every month, the properties will be well maintained, turnover is light and my heirs can get on with their own lives and careers.I spend a little less than $2,000 a month on PM, mere peanuts. 

People think a leasing agent's skillset is merely technical, I hire for their contacts in the biz more so.
