Don't put it in the mail box, then you get into federal regulations that are better left alone.I'm toying with the idea of a rechargeable Visa card with an initial $25 balance and a note that says something like "when your ready for more, give us a call,".

As an aspiring wholesaler, I've been toying with the idea of asking listing agents for banks and lenders about getting a piece of property with a lease option (of course negotiating below market value) and then instead of marking up the price for a cash buyer.Simply charge 5K-10K for their consideration?

I have found them in Marysville, Des Moines, Sumner, and even Bothell in some cases.I'm also looking out of state for BRRRR deals.At first, I was laser-focused on building up a multifamily portfolio but after seeing some of the numbers, I think BRRRR makes way more sense at this stage.

Per day rentals on these should be between $400-$500 and I would expect to make a return on my investment in year one and possibly make profit with these toys if all goes well.
